For entity borrowers, a personal guaranty is generally required. Any equity owner with25%orgreater ownership must provide a full recourse guaranty. If no owner holds 25% or more, guarantors representing at least 51% ownership are required. 

In certain cases, yes. Second-lien loans may be considered on a case-by-case basis, andingeneral we prefer terms of less than 3 months, subject to underwriting approval. Second-lien
transactions are underwritten more conservatively and may require tighter CLTV limits, stronger senior lien quality, and a third-party appraisal unless an exception is approved. 

 Loan amount and leverage are determined based on the program, property, and overall riskprofile. Depending on the loan type, underwriting may evaluate As-Is LTV, LTC, andLTARV, and the approved loan amount is generally based on the lender’s analysis model. Internal riskassessment, market conditions, borrower profile, project complexity, and exit strategy canall affect final leverage. 

For rehab and construction loans, proceeds are generally disbursed through a controlleddrawprocess. Draws may require inspections, lender approval, lien waivers, title date-downs, and, where applicable, permits and construction documentation before funds are released. Drawfrequency and controls may vary based on the project and risk profile.

We look for a clearly defined and credible exit strategy. Depending on the program, acceptableexits may include sale, refinance into permanent or stabilized financing, or another well supported payoff plan. Exit assumptions should be supported by valuation, market data, andoverall execution capability. 

Pricing is generally risk-based and depends on factors such as programtype, loan term, leverage,credit profile, lien position, property complexity, and overall execution risk. QuickTurnpublishesbase pricing by term and includes adjustments for higher leverage, while Investor Focus uses abroader pricing and leverage framework that considers program, purpose, term, sponsor profile,and structure. 

Potentially, yes. QuickTurn allows a one-month extension for a fee, subject to programrules andpayment performance. Rehab and Ground-Up loans may also allow extensions, but extensionsare not guaranteed and remain subject to inspections, performance, and approval. 

In some cases, yes. We allow foreign nationals as guarantors, subject to enhanced due diligence. Incertain cases, foreign nationals may also be considered as individual borrowers when compensating factors are sufficient and required approvals are obtained. Additional documentation may be required to verify identity, source of funds, and transaction intent.

That depends on the program. For Light Rehab, prior experience is preferred. For Heavy Rehab, comparable renovation experience is required. For Ground-Up Construction, prior ground-upexperience is strongly preferred, and borrowers without comparable experience may be subjecttolower leverage, higher reserves, enhanced controls, or additional approval requirements.
